Mesa Terrace Condos

They advertise "no credit checks" at Mesa Terrace.  Mesa Terrace is a condominium community located in Mesa, AZ.

The community is located off of North Stapely Drive and Brown Road.  The have a pool, on-site laundry rooms, and a fitness center.

The rental rate is currently advertised as $725 for a 2 bedroom unit, with a $500 deposit.  Utilities are not included and SRP is the power company for the area - SRP pre-paid is available if you need it.

Now here's the thing.  Messa Terrace Condos are owned by individuals, so you cannot expect the same type of deal with all units. Also, their condo association has nothing to do with rentals so do not contact them.

Apparantly, some sort of property management company is responsible for some of the units and they will rent to you under the following conditions:

  • No Application Fees
  • No Credit Check
  • Show Them 3 Months of Paycheck Stubs that Equal $1200 per month net income - this can be combined if more than one person is moving in together.

Now as you can see...it's not exactly a Beverly Hills crib, but it doesn't seem bad at all.  For those of you who know....Mesa, AZ is not exactly Scottsdale, it's a lil bit hood (it is "the hood" of the East Valley), but it is nowhere near as hood as some of the Phoenix neighborhoods...

Dont do it don't live at Mesa Terrace Condos, I owned a unit there and the mgmt co is run by a Scott Gordon wo owns the company where HOA dues are mailed to in Illinois and who will ding everyone with violations. He also is on the board of directors and also the Scott Gordon Consulting Company for the HOA. He is the reason whe we had to sell short sale because of this creep and goons.

    2. Because of the shitty managment,,,the made up fines....the stupid rules like your at home with mom and the constant rent increase!! Rent is not 700 unless its a one bedroom! I was paying 1000 for 2 and they will fine you 150 for your guest parking outside the invisible lines!Hi Rachel from sojourner.......its a reason why they don't do credit checks ....they don't give a shit about anything but money they also except programs of all kind and it's a little unfair to those of us who have to pay

  5. Do not rent at this location. The HOA rules are insane, they are so many that you can't remember all of them. You get fine left and right. Go check the complex, you won't see anything on the balconies. If you leave your mop there few hours so it can dry you will receive a notice/fine. The parking rules are the most amazing, if your tire is on the white line for only 1 inch they will tow your car. The parking lot is always empty but their goal is to make money. The community manager owns the business who manage the complex and on top of it he owns a dozen unit so everything go thru him, he installed camera video everywhere so he can catch everyone who doesn't follow the rules and of course he charge the owner for the fine and on top of it a fee for the camera which is $25. Anyhow you will pull your hair off.

  6. Yes, please do not do it!!!!!!!!!!!!!!! We are breaking our lease do to the rules they have around here. They ARE NOT child friendly what so ever. Kids CANNOT play outside, they CANNOT ride anything with or without wheels. The whole community talks trash about others and reports things to Scott, the property manager, that are insane. If your tire is barely touching the white line, it is towed with nothing to your knowledge, you walk out to leave and your car is gone. Kids cannot play in the pool, they can only swim. There are so many cameras here you think you are in prison. After 10pm you are not to move anything in or out of your home, i.e. before my pregnancy I was in the medical field, if you came off a shift at midnight and had a duffelbag and you carried it to the house with you, you are fined. Nothing can be moved in or out. I used to work for this place part-time when I got laid-off, then ended up in the hospital with pneumonia due to cleaning out a past tenants poorly treated apartment with mold in it, I couldn't do the work anymore, never saw the pay. This guy Scott is a horrible, evil person. JUST SAY NO!!!!!

  10. Hello from Mesa Terrace Condos HOA

    There is NO dispute the rules are VERY strict but what the comments do not reflect is why and that a majority of the community likes it how it is.

    The HOA is "kid" friendly to an extent. We have a pool and club house which includes computers, games, toys and even a WII system for the kids. HOWEVER we require that children under the age of 14 cannot enter without someone over the age of 18. There are a few parents who disagree with this policy. We do not allow bikes anymore since previous incidents where parents allowed younger kids to ride themselves on the sidewalk which resulted in accidents.

Scott Gordon I know you wrote this, I know you too well just like you are the SG Consulting and now MTC and the owner of Tech business in IL where we mail our monthly assessment to and also own numerous units in the Mesa Terrace. Don't play this to be the tenants or owners fault that we are the terrible people. When Rossmar & Graham were the previous Property Mangers it was a really nice place to live, but once you took over as property manager all went to SHIT! your are a moron, money hungry buffoon and could care less about anything but making money off the homeowners and tenants. You line your pant pockets with the fines at every point you get!

  11. Last year the pool rules were changed due to some parents allowing their kids to head to the pool without proper supervision which could have deadly results. A few parents/units found this offensive and restrictive.

    Parking has been an issue at our community for years. We have enough parking for each space to have an assigned space and 33 extra spaces with 86 units. Yes it is true that if you for whatever reason can't park your car between the white lines of your stall and your car is not registered with the HOA it will be towed.

    Everyone is in favor of this rule as long as it is not their vehicle but when residents come home at night and can't pull into their space because someone is blocking it they waste no time in contacting the HOA to have it taken care of immediately.

  12. The HOA only allows approved patio furniture and plants on the patios and balconies. Approved furniture is pretty much anything that is advertised as out door furniture. It is true storage, wooden chairs from inside, laundry and other items are not permitted to be stored on the patio or balcony.

    The HOA offers free WiFi throughout the community, Ethernet jacks in the unit (optional), a pool, Club House and on-site laundry. There is no charge to use the internet for registered tenants in the unit, at the pool, laundry room, etc.

    The Club House has 3 computers, a TV, WII with games, children games, and a fax machine.

    The Board and Homeowners regularly meet and review the Rules and Regulations. The rules exist based on previous issue and in an attempt to keep the community clean and looking good.

    As the author mentioned Mesa is not Scottsdale but the HOA has done their best to make Mesa Terrace a nice looking property for those who can adhere to the Rules and Regulations.

  13. Most of the residents want the rules and that is why they move there. There are also some that for whatever reason don't want to adhere to the Rules and Regulations and simply should not have moved in.

    In response to the comments by the individual who referenced being a previous employee the HOA's response is the information presented is not 100% accurate. In regards to moving the HOA follows the City of Mesa quiet hours. Between 10PM and 7AM moving is not permitted. That does not mean you cannot bring home groceries, etc. The reason for the rule is to keep things quiet and nice at night so the residents can sleep. Nobody wants to hear someone going up and down the stairs late at night carrying furniture and large boxes. Anyone who received a violation for carrying a single duffle bag should bring this offense to the HOA immediately.

    There are security cameras throughout the community. Before the cameras someone was trying to steal from the laundry machines, breaking into cars, slashing tires, etc. Since the cameras were installed a few years ago the crime rate has disappeared from the community which is exactly what the residents wanted. The cameras now allow us to provide more services in the laundry room and club house.

  14. As for the pool after many meetings and communications the HOA determined it was in everyone's best interest to enforce certain rules in the pool which made some residents upset. These rules include proper swimwear including swim diapers for younger children and no rough play. Rough play includes young children having chicken fights and jumping on each other forcing a child to go under the water. It is hard to explain in writing but when videos from the pool were shown during the meetings everyone was in agreement they were not appropriate and someone was going to get hurt. Some parents feel they should be allowed to let their kids play throughout the community regardless of the age (even 2) without any supervision.

    Bottom Line - If you are looking for a place to live and you don't have a problem with following rules drive by and check out the community. We are confident that it is 1 of the nicer properties in the area with fantastic amenities included in the hoa fee (rent). That does not mean the property is for everyone.

    1. I had the dis-pleasure to speak to Scott today after I noticed my auto was missing. Called the tow company and Mesa police.
      I inquired about the tow reason, and could I have a copy of the parking rules from the CC&R. NO. He replied, your issue is with the homeowner. What if I was a perspective renter, could I not view the CC&Rs?
      My auto was towed because the front tire was on the painted line of a end parking space. The spaces are narrow to begin with.
      He made it sound like its the tow company cruising the parking lot looking for autos, but not so.
      The tow company said it was called in, but by whom? They also said many tow calls come from the property, residents, U-haul trucks when moving, Cox cable and other service providers vehicles. There were other people there picking up their autos towed from the property as well. Makes you wonder, lower rents, lower sales prices and low fees upfront to lure residents in, because the funds they can generate from the fines they may impose on you during your stay.
      I'm a service provider working for an owner, parking in an approved spot but my tire was on the painted line. $200 dollars for the vehicle release.
      So, if you looking for a inexpensive place to reside consider all the fines and rules, and also dealing with Scott.
      Rules are fine to protect public safety and property but lets be realistic. Even premium home areas don't have HOA rules this abundant or petty.

Scotty, I know you wrote this post so to be straight with you, you may advertise Mesa Terrace to be the nice, clean friendly community, but TENANTS & BUYERS be ware, I lived there for 10 years, 5 years with Rossmar & Graham then another 5 years with Scott Gordon, yes Scott is the owner of numerous units, SC Consulting and now MTC and who we all mail our assessment fees to in Illinois and also is the owner of SBBS Software & Consulting in IL. He is lining his pockets with all the fines from tenants and owners and well as the assessments fees pay for both his consulting firms and gets a fee if an owner or tenant was WIFI in there unit. Mesa Terrace is a dump, there are better places to live than this. Scott thinks he is god and doesn't let the board run the community cause Scott is the Board, it is a conflict of interest for Scott to be the property manager, to have his consulting firm to be on the board and while he owns numerous units and he own the company that installs WIFI and we pay for this service, nothing is FREE, so yes Scott does get paid for his consulting and property management and WIFI. A home owner does have the right to ask to ask for an audit for the year and past years.

      I work for a property manager and when giving citations/fines we first give a courtesy letter, then if nothing has been handled then we send a second letter and by the third letter nothing has been corrected then we issue the fine! Scott is a money hungry moron.

  15. Don't move here, tenants run out of here. My kid had left a small toy in the patio by mistake it resulted in a $75 fee. If you drop a sock accidentally in the laundry room, to get it back you have to pay $100 fine.

Please contact me or your tenants ( do not contact Scott), you have a leak in the plumbing plus your toilet is leaking, we have advise the property manager, and they have no resolved the issue. I have been speaking with tenants and she has been demanding also for your information or have owners call her but nothing has been resolved, this matter had been going since 08/2013. Your causing damage to your unit, mine and unit #106. The floors, beams, and mold issue are causing more damage. No to mention the mold this is causing between all 3 units.   18. Not only does Mesa Terrace (i.e., the Realm of Scott Gordon) charge exorbitant fines for parking, toys, etc., they will also fine you if someone (like a FedEx driver) parks illegally and drops something off at your house.

    Also, if you want to contact the property manager, you have to pay a fee.

    Run away from Mesa Terrace. Run like the wind!

    The best thing to do it to go there and talk to few tenants. You will then discover that they all got fine at least one. Nobody can escape that moron/crook Scott Gordon. It is sad that he now use low income people with no credit check to attract them in his web of rules/fines.
    Sooner or later this guy will pay for what he did to tenants/owners over the years.

    This guy Scott Gordon is behind big time, if you receive an email it's always on behalf of the board. He is a big scammer, try to lure people. He always says come to a board meeting but it's wrong he doesn't want you there because then you will talk to the board. Everything you will say is against him( his rules...). He cheated on the board election few years back, he counted the ballots in a different room because he knew he would be fired. Everything is about lawyer with him.
    Good luck but check the complex and talk to people prior to rent to this place. I promise you will turn around and go somewhere else.

  21. wow! Thanks so much for all the good information. I was ready to summit my application to move into a unit here but after reading the reviews, there is no way I would ever move here! I think all the residents current and past should think of getting a class action law suit together. I just don't understand how this can be legal. It sounds like it is all about stealing from the residents due to unrealistic rules and regulations. There needs to be laws in place to protect residents from people like the one listed over and over again in many of these reviews listed above.   22. Scott Gordon was caught embezzling approximately$160k from a bank he worked for back in the 90's. He also has had his own corporations dissolutioned. He is very shady!!! Not a person I would want to run my ANYTHING! WE have paid fines for ridiculous things. This place feels like living in a prison!!! Caveat emptor!!!!!

  23. Please don't rent at Mesa Terrace. Scott Gordon is a crook. We all have to follow his rules, but they don't have to follow there own rules. It took the HOA a month to send me fines, but if you look at the rules and regulations it say they have a few days to notify you. Scott sits in the club house and reviews all of the footage from his cameras around the property so he can find any violations to make is money. They don't follow and of the rules set by the state. It has been at least five years that we have seen any financials and or budgets. By law they are suppose to report them to the home owners once a year. There is always any excuse why we can't see them. I think it's time to report them to the IRS so they can audit the books and find out what the board is doing with our money. Many of the board members receive compensation for being on the board which is illegal. This is a voluntary job. We tried to remove them, but they had there crookit lawyer and him fix the election. Don't be fooled when he say that only 10% of the people don't like it there. There day is coming soon when we all get together and file a class action. Scott and his buddies now own 26 units. He has done this because he thought he was getting pushed out.He want's to own as many units that he can so he can't be voted out.
